Slab leaks in Blackland clay

The clay swells when wet and shrinks in a dry summer, and the slab moves with it. Older homes often have cast iron drains under the slab, standard through the 1970s and into the early ’80s. The clay soaks up leaking water, so a slab leak can run for weeks unseen. Watch for:

Usually, if the water came from a sudden and accidental release. Usually not for a continuous leak, rising floodwater, or a sewer backup without an endorsement. The Texas Department of Insurance draws the same line.

How quickly can you start water extraction?

Call and we’ll give you an arrival window on the phone. Once the crew is there, pulling out standing water usually takes a few hours in a typical home.

How long does drying take after extraction?

Usually three to five days. Slabs, hardwood, plaster and cabinets take longer. We go by moisture readings, not the calendar.

How much does water extraction cost?

It depends on the water category and how much got wet. Published 2026 guides put most Dallas mitigation jobs between $1,300 and $5,800. You get a written estimate before any work starts.

Can we stay in the house while it dries?

For clean-water jobs, usually yes, with steady fan noise and a warmer house. Sewage jobs are different: the area gets sealed off, and anyone with asthma, a weakened immune system or a newborn should stay away from it.

Can wet carpet be saved?

Often, if the water was clean and it’s extracted within the first day or so. The pad often has to be replaced. With sewage or floodwater, both carpet and pad go.

What’s the difference between extraction and mitigation?

Extraction is one step: getting the water out. Mitigation is the whole effort to stop damage spreading: extraction, removing what can’t be saved, drying and cleaning.

Do you work with my insurance company?

Yes. We share photos, readings and drying logs with your adjuster. Texas law doesn’t let a contractor negotiate your claim or cover your deductible, so we don’t.

Is a slab leak covered by insurance?

Often the water damage is covered but the pipe repair isn’t. Check your policy’s water damage section or call your agent. A plumber fixes the pipe; we dry the house.

What should I do if sewage backs up into my house?

Stay out of it, keep kids and pets away, and don’t run household fans. For a city sewer problem, call 972-288-7711. Then call us for cleanup.

Do you offer free water extraction?

No. If insurance pays, you still owe your deductible, and Texas law doesn’t let any contractor waive it.

Do you work on businesses as well as homes?

Yes: homes, rentals, offices, shops, churches and restaurants.

Do you handle mold?

We dry the house to stop mold from starting; it can grow within 24 to 48 hours. If mold covering 25 contiguous square feet or more is already there, Texas requires a TDLR-licensed remediator, and we’ll tell you if that applies.

What is Category 3 water, and why does it matter?

How do you know my walls are really dry?

We measure. Pin and pinless moisture meters and a thermal camera find the wet areas, and we compare the readings with unaffected material of the same type in your house. The equipment stays until they match, and you get the readings and drying logs.

Can I dry my house myself with fans?

For a small, clean spill on a hard floor that never touched carpet or walls, yes. For anything that soaked carpet, walls or a ceiling, fans move air but don’t remove moisture from it or tell you when you’re done, and hidden moisture is how mold and swollen floors happen.

Will you work with my landlord or property manager?

Yes. We coordinate access with your tenant, photograph the unit for both of you, and send the paperwork to the landlord or manager. If you rent, tell your landlord in writing right away.

Is my house in a flood zone?
