What tends to fail in each part of town?
| Part of town | Neighborhoods | Typical homes | What goes wrong |
|---|---|---|---|
| North Mesquite and Town East | Palos Verdes, Meadowdale, around Town East Mall and Dallas College Eastfield | 1970s brick ranch homes on slabs | Slab leaks, aging cast iron drains, attic lines splitting in freezes |
| Central and south Mesquite | Downtown, Highland Hills, around the Mesquite Arts Center and Rodeo Drive | Some of the oldest homes in the city, from the 1960s and 70s | Drain line failures under the slab, sewer backups in heavy rain, low spots near South Mesquite Creek |
| East Mesquite | Creek Crossing Estates, Park at Creek Crossing, Falcon’s Lair | Mostly built from the 1990s into the early 2000s, on slabs | Clay movement, and water heaters and supply lines reaching the end of their life |
| Kaufman County side | Solterra, Talia | New master-planned construction | Appliance and fixture connections, first-year leaks and builder warranty questions |
If your house is under a builder warranty, photograph everything and call the builder’s warranty line the same day you call us. The reasons behind these patterns are in our local water damage guide.

Does it matter which side of town I’m on?
It changes what’s likely to fail. Older ranch houses tend to have slab and cast iron drain problems, 1990s houses tend to have aging water heaters and supply lines, and new builds tend to have fixture and appliance connection leaks. The process we use to dry them is the same.
