What should I do first if water is coming through the ceiling?

  1. Get out from under it. A ceiling that’s sagging, bulging or dripping hard can fail without warning.
  2. Switch off power to that area if you can do it safely. Ceiling lights, fans and outlets near water are a shock hazard. If you’d have to stand in water to reach the panel, don’t. Call an electrician.
  3. Catch the water. Buckets and plastic sheeting, and move furniture and electronics out of the way.
  4. Relieve a bulge only with care. If the ceiling is bulging with water, letting it out in a controlled way can prevent a sudden collapse: a small hole at the lowest point of the bulge and a bucket below. Do it only with the power to that area off, and only if you can stay out from directly under the bulge. If you’re unsure, call and we’ll talk you through it.
  5. Photograph the damage before anything’s moved or repaired.
  6. Call us, and call whoever fixes the source: a roofer, an HVAC technician or a plumber.

A stain that has dried can still mean an intermittent leak. If a stain keeps coming back, something above it is still getting wet.

Why can’t a ceiling leak wait until morning?

  • Drywall loses strength when it’s wet. It sags, stains and eventually falls.
  • Insulation holds water against it. Wet attic insulation keeps the ceiling wet long after the drip stops.
  • Water travels. It runs along the framing, so the stain isn’t always directly under the leak.
  • Mold can start in 24 to 48 hours on wet drywall, insulation and wood, and an attic is a hard place to notice it.

How do you handle a wet ceiling?

  1. Find how far it went. Moisture meters and a thermal camera check the ceiling, the walls below and, where we can reach it, the attic.
  2. Remove what can’t be saved. Wet insulation, and drywall that’s sagging, stained and soft, with a photo and a reason for each piece.
  3. Extract the floor below. Water that dripped down soaked the carpet or floor too.
  4. Dry the framing and the cavity. Air movers and dehumidifiers run until readings meet the dry standard.
  5. Document and hand off. You get photos, readings and drying logs. New drywall, texture and paint are a separate estimate.

Does homeowners insurance cover a ceiling leak?

Water that comes in through a roof or window that a storm first damaged is often covered. A leak from worn-out roofing generally isn’t. Sudden plumbing and water heater failures are usually covered, and a slow drip over weeks usually isn’t. AC condensate overflow depends on your policy wording and the cause, so ask your agent.

What’s different about ceiling leaks in Mesquite?

Summer is hard on air conditioners here. From June through September they run almost nonstop, and in many North Texas houses the air handler sits in the attic, so a clogged condensate drain or a rusted pan puts water straight into the ceiling below. Hail and wind-driven rain are the other usual cause. If a stain shows up after a storm, have the roof checked even if it looks fine from the yard.

Will a ceiling stain go away when it dries?

No. Stay out from under it until it’s been checked, because saturated drywall and insulation are heavy and can fall.

Should I pop a bulging ceiling?

Look for a stain below the attic air handler and water in the drain pan, and note whether the stain appears only when the AC has been running. Many systems have a float switch that shuts the unit off when the pan fills, so an AC that has stopped working can be a clue.
